Darrin and Donna were getting married but had not been able to find their ideal home. They had looked at 23 MLS homes but could not find their match.
True Story
Donna’s mortgage company needed her to secure a property before her interest rate lock expired. With an upcoming wedding as her top priority, she wanted to find a home quickly. However, she wasn’t comfortable reaching out to For Sale By Owner (FSBO) listings or off-market homeowners.
Donna hoped for a home with a pool, while Darrin wanted a 3-car garage. The property also had to be in a specific subdivision.
We contacted four FSBO sellers and followed up on two homes that had been listed for over six months without selling. On the third day of searching, we found the perfect match.
The seller happened to be the strength and conditioning coach for an NHL team. With his contract ending, he had decided to relocate back to Canada. His home had been on the market for six months without success, despite being listed with a well-known national real estate company.
The timing and property was perfect!

The Seller could not sell in over 200 days.
As a doctor looking to purchase, she had a need to be in a specific area close to the hospital, and she needed a place for her 3 Labradors to run. Within 2 days of getting the assignment to work with Jennifer, we found the house off market, and closed in less than 30 days.
However, this property had been on the market for over 200 days. She had seen it online, but for various reasons, she had skipped viewing it in person. We interviewed the home seller, previewed the property, completed our analysis to confirm it would appraise at the most recent asking price.

This couple did not pay a Broker Fee.
Joseph and Sarah did not want to pay a commission. They only made appointments to view properties with the listing agent. We explained how we find off-market property for relocation buyers, presented to them four properties that were all expired listings, and in under 1 week, they were under contract.
Again, all of these properties were on the market. They had a choice of over 80 properties, and said it was too much inventory. After we previewed the property, evaluated the data, and had direct access to the owner, we had an easy transaction, and they didn’t pay a fee.
What Happens Next?
A Buyer Provider in our network has asked us to evaluate your property.
1. Is your property available for a quick closing, and are you still accepting offers? (Generally a 30-45 day closing)
2. Is the property possibly turnkey? (with some furniture and or move-in condition).
3. That your property could be appraised at the most recent asking price. (We have already begun this analysis – I need to view the property.)
After we complete the analysis, we share our summary with our buyer network provider to confirm a buyer match. When this occurs, then we view the property with the buyer, and ideally, a sale is made. Pretty simple.
