Pulling Expired Criteria:

Expired/Cancelled status (0-7 days back)

Age 1 + (no new construction) or 2024 – (depending on MLS input field)

Single family/Condo (no lots, manufactured home, farms, etc.)

Price: 500,000 +

How To Pull Expireds:

WE NEED THE OWNER’S NAME
Many MLSs provide the owner’s name. If your MLS does not, we need you or your VA to provide the names for us. It takes about 1 minute per name. The seller will rarely open a letter if their name is not on it.

MAILING DATE
Please send the expired list to us each Monday, no later than 1 pm EST. We need time to print the letters, stuff the envelopes, handwrite the owner’s name and address, and go to the post office. (Unless you are in the twice-monthly program.)

MAXIMUM
No more than 50 per week. If you only have a few that week, send us the list. We want to keep the momentum going in your market.

EXPECTATIONS
When you mail 200 letters into a geographic farm, you may get zero response for many months. When we send 200 letters to expired listings, we expect 3-7 sellers to reach out in the first 10 days.

We will receive a text or phone call from the property owner. At that point, we are asking the seller questions about their timeline, their thoughts about the marketplace, their loyalty to the prior agent, and many other things to rate the quality of the lead.

We will prescreen the lead for you and the loan officer to secure transactions with motivated clients.

REFERRAL AGREEMENT
When we feel confident to introduce you to the seller, we will send you a 30% referral agreement.
