A New Shift in the Market: What Buyers Need to Know

Since August 2024, we’ve seen a noticeable increase in buyers getting
pre-approved for financing—but without working with a Realtor.

Why Buyers Are Being Turned Away

To view homes with a licensed Realtor, buyers are now being asked to sign a Buyer Agency Agreement (also called a Compensation Agreement). This agreement outlines how the buyer’s agent will be paid.

  • Good news: Many sellers still offer to pay the Buyer Agent’s fee.

  • But in some cases: If the seller won’t cover the full commission, the buyer must make up the difference.

The Rise of “Orphan Buyers”

These policy changes are leaving more buyers unrepresented—often unsure of how to proceed.
We call these individuals Orphan Buyers—pre-approved, ready to purchase, but without an agent to represent them.

Our Solution: Connecting Buyers and Housing the Right Way

We support Buyer Agents who are willing to align their fees with what the seller is offering. When buyers come to us without an agent, we refer them to professionals who:

  • Are willing to work within the seller’s compensation limits

  • Are dedicated to finding homes—on or off the market

  • Understand the current landscape and act in the buyer’s best interest

If you’re a buyer in need of representation—or an agent open to helping these buyers—we’re here to connect you.
